This Beach Grove home came to us with significant paint failure — chalking, peeling on the wood soffits, and UV-faded body colour. The homeowners wanted a full refresh with a modern colour palette that would hold up against the coastal marine air that's typical in south Tsawwassen.
We completed a full exterior repaint of the 2-storey single-family home, including all vertical siding, soffit, fascia, window frames, door frames, and accent trim. The work included:
Duration Exterior is one of the best products available for coastal BC — its self-priming formula and Scotchgard Protector technology give it outstanding mildew resistance, which matters in Beach Grove's damp, salt-air environment. The back-roll finish creates a slight texture that helps hide minor surface imperfections while improving paint grip on older wood.
We met with the homeowners on-site to assess the extent of paint failure, identify any areas of wood rot or damage, and review their colour choices. We brought physical SW Duration fan decks and reviewed how the selected palette would look against the home's roof and stonework in natural light.
The full exterior was pressure washed at 2,000 PSI, working top to bottom to flush all debris downward. We left a full 24-hour dry window before beginning any prep work — painting over a damp surface is one of the most common causes of premature paint failure.
All peeling paint was scraped and feathered smooth. Bare wood was hand-sanded to remove any remaining oxidation. All gaps at window and door frames were re-caulked with NPC Solar Seal — a premium paintable sealant with 50-year rating.
Any exposed wood after scraping was spot-primed with Loxon XL to seal the surface, prevent tannin bleed, and ensure the topcoat bonded properly. Priming bare wood before topcoat is non-negotiable — skipping it leads to early peel and adhesion failure.
SW Duration body colour applied by brush and roller — brush to cut in around all trim, window frames, and corners; back-rolled immediately behind for consistent texture. Working in sections to maintain a wet edge.
All fascia, window casings, door frames, and corner boards cut in and rolled in the selected trim colour. A second crew member handled trim while the body coat dried to maximize efficiency.
Second coat applied in the same manner as the first, ensuring full coverage and proper mil thickness. Duration is designed for two-coat application — both coats are needed to achieve the rated durability.
Second coat of trim colour applied. All detail areas — soffits, attic vents, light fixture surrounds — touched up and finished. Masking removed and all overspray or drips cleaned.
Final walk-around with the homeowners to review all elevations in full daylight. Any missed spots or holidays addressed on the spot before we packed up. Site left clean — all drop cloths, masking, and materials removed.
