Texora Painting & Drywall · Delta & Metro Vancouver
Brick Staining in Delta & Metro Vancouver
We at Texora Painting & Drywall do brick staining in Delta, Tsawwassen, Ladner and across Metro Vancouver. We test the colour on your actual brick first, one of our three uniformed crews applies the stain, and the written estimate names your 1, 2 or 3-year workmanship warranty. A breathable stain updates dated brick without a thick, painted-on look.
Stain soaks in and stays breathable, keeps the brick texture and won't peel the way painted brick eventually does, which matters on the rainy South Coast.
Brick can go lighter or darker, and we always test the colour on the actual surface first.
Interior brick and fireplace surrounds can be stained too.

Brick staining in Delta, Tsawwassen, Ladner and Metro Vancouver
Brick staining soaks into the brick rather than sitting on top, so it refreshes the colour while keeping the natural texture and depth. Brick covered in ordinary paint looks fake and can trap moisture, which is why a lot of homeowners hold off on updating theirs.
Across Delta, Tsawwassen, Ladner and the wider Metro Vancouver area, many homes built through the 1970s, '80s and '90s have orange, red or pink-toned brick that now feels dated next to a modern exterior.
We read the brick's porosity, test colour on the actual surface, walk you through the options and set clear expectations before we start.
What is efflorescence, and why does it matter before staining brick?
Efflorescence is a white, chalky mineral deposit left behind as moisture moves up through brick and evaporates, most often near grade or where water sits against the wall. It has to come off with the right masonry cleaner, a thorough rinse and full drying time before any stain goes on, or the salts get trapped and the colour turns patchy within a season.
Signs your brick is ready for a stain in Delta
Orange, red or pink-toned brick from the 1970s, '80s and '90s that now feels dated, or that clashes with new siding or a fresh paint colour, is a candidate for staining. White, chalky efflorescence near grade has to be cleaned off and the wall left to dry first, and brick that was painted in the past usually needs that paint stripped before a true stain can soak in.
How a brick staining job runs in Delta
1
Assessment and colour consultation
We look at your brick's condition, tone and porosity, talk through the look you want, and recommend colours that will actually work on your surface.
2
Cleaning and prep
The brick is cleaned of dirt, chalk and any loose material, and surrounding surfaces, windows and landscaping are masked and protected.
3
On-surface colour test
We test the chosen colour on your actual brick so you can see the real result before we commit to the whole surface.
4
Stain application
The stain is applied and worked for even, consistent coverage across every face, keeping the natural variation that makes brick look real.
5
Detailing and consistency check
We review the finish in different light, even out any thin or heavy spots, and make sure mortar lines and edges look clean.
6
Cleanup and walkthrough
We remove masking, clean the site, and walk the finished brick with you to make sure you love the result.

Stain penetrates the brick and lets it breathe, so moisture isn't trapped behind a film the way it can be with ordinary paint, which matters on the rainy South Coast.
It won't peel like paint
Because it soaks in rather than sitting on the surface, a proper brick stain doesn't blister and peel off in sheets the way painted brick eventually does.
It keeps the texture
The grain, the mortar lines and the colour variation in the brick stay visible after staining.
A natural, high-end look
We test the colour on your own brick first, so the finish suits the wall it goes on.
What brick staining can do for a Delta home
Modernize a dated exterior
Take orange or red '80s brick to a soft white, warm grey, greige or deep charcoal that fits a modern Metro Vancouver home.
Tie the whole exterior together
The stain colour can match or complement new siding, trim and a freshly painted front door.
Refresh interior brick and fireplaces
Dated interior brick and fireplace surrounds can be stained for a lighter, current look while keeping the brick's character.
Colour options and expectations
We help you choose a colour and, just as importantly, set realistic expectations. Brick colour, porosity and existing tone all affect the final result, which is why we test first.
Why does a brick stain test patch matter?
Colour, mineral content and porosity vary from batch to batch, sometimes brick to brick on the same wall, so the same stain reads differently in different spots. Check a test patch in daylight and in shade, after it has fully cured, and more than once before the whole house is committed to that colour.
How does stain differ from paint on brick?
Brick is porous, and moisture moves through it constantly, in from rain and out again as it dries. A film like ordinary paint traps that moisture, so painted brick blisters, peels and in freeze-thaw conditions can flake its face off (spalling), while a penetrating stain soaks into the pores and leaves no film to peel.
What if the brick has already been painted?
A true stain needs porous, unsealed masonry, so on brick that was painted in the past the paint film keeps the stain from penetrating. The existing paint usually needs to be stripped or otherwise dealt with first, or a different product is the better option than staining over a coating and calling it a stain.
Questions worth asking before you book a brick staining quote
Has the brick been cleaned and checked for efflorescence, and is that included in the quote?
Will a test patch be applied and left to cure before the full job starts?
Is the product a penetrating stain, or a film-forming coating being sold as one, which sits on top as a film and is a real drawback on the rainy South Coast?
How is mortar handled, will it be masked or does the colour carry over the joints?
What's the plan if the test patch colour isn't quite right on your specific brick?
If your brick sits next to wood trim, fascia or siding that needs attention too, our wood rot & fascia repair page covers that side of the exterior, exterior painting covers the siding and trim around the brick, and heritage home restoration covers older character homes in Delta and Metro Vancouver. For a stained fireplace surround, painting the room around it is part of our interior work.

Brick staining questions from Delta and Metro Vancouver homeowners
For most homes, yes: stain soaks in and stays breathable, keeps the brick's texture, and won't peel the way painted brick eventually does. Paint sits on top as a film, hides the texture and can trap moisture, a real drawback on the rainy South Coast.
Both are possible. Brick can be taken lighter (soft white, greige) or darker (deep grey, charcoal). Because your brick's existing tone and porosity affect the result, we always test on the actual surface first, and the written estimate names the scope and your 1, 2 or 3-year workmanship warranty.
Yes. Dated interior brick and fireplace surrounds are great candidates for staining when you want a lighter, more current look without losing the brick character.
A properly applied brick stain is long-lasting and low-maintenance because it bonds into the masonry rather than sitting on top. Exact longevity depends on the product, exposure and surface, and your written estimate names a 1, 2 or 3-year workmanship warranty.
