Commercial, warehouse and industrial painting in Metro Vancouver

A warehouse or industrial facility is a working environment first, so painting it means durable coatings that stand up to forklift traffic, wash-downs, humidity and constant use, applied on a schedule that doesn't shut your operation down. We repaint warehouses, distribution centres, production floors and commercial buildings across Metro Vancouver with as little disruption as possible.

  • Scheduling with minimal disruption to operations
  • Walls, block, tilt-up & structural steel in Metro Vancouver facilities
  • Ceilings, decking & high-bay access
  • Safety line & floor markings
  • WorkSafeBC insured crews

We take industrial and commercial work in Delta, Surrey, Richmond, Burnaby, Coquitlam, New Westminster, Vancouver and the wider Lower Mainland. From a single wall or line-striping refresh to a full interior repaint of a high-bay warehouse, we scope the work around your hours, phased zone-by-zone so racking and staff keep moving.

Every facility is different, so we start with an on-site assessment: substrate condition, ceiling height and access, coating specifications, containment needs, and how to sequence the work around your operation. You get a clear written scope and quote before anything starts, with the 1, 2 or 3-year workmanship warranty named.

How are concrete and block cleaned before a coating goes on?

Degreasing agents, and sometimes mechanical abrasion, are what get a heavily used floor or wall ready for paint. New concrete often carries a weak surface layer called laitance, and older floors and walls in a working facility collect grease, oil and grime, and a coating over either one tends to peel or delaminate in sheets. For a coated concrete floor, see our epoxy flooring page.

Does your facility need repainting?

Peeling or chalking coatings

When paint starts flaking, blistering or chalking off, the surface underneath is exposed, and a repaint protects it before it turns into a bigger repair.

Faded safety markings

Worn aisle lines and hazard striping are a safety risk. Fresh, high-visibility markings keep traffic and staff where they should be.

Rust or corrosion on steel

Rust spreading on columns, racking supports or exterior steel means the protective coating has failed and should be addressed.

Water staining or infiltration

Stains on walls or ceiling deck can signal moisture issues worth sealing and recoating once the source is resolved.

How a facility repaint runs in Metro Vancouver

1

On-site assessment

We walk your facility, note substrates, access and access equipment needs, containment requirements, and how to phase the work, then send a clear written scope and quote.

2

Schedule around operations

We plan the work zone-by-zone so your racking, equipment and staff keep moving with minimal downtime.

3

Protect and contain

Product, equipment, floors and machinery are masked and protected. For overhead work we use dry-fall coatings and containment so your inventory stays clean.

4

Prep and prime

Surfaces are cleaned, degreased, patched and spot-primed, with rust treatment on metal, so the finish coat bonds and lasts under heavy use.

5

Apply durable coatings

We spray, roll or brush the right industrial-grade coating for each surface, applied for even coverage and a hard-wearing finish.

6

Line marking and walkthrough

Safety lines and floor markings are re-laid, the site is cleaned, and we walk the finished work with your team before we leave.

What we coat in Metro Vancouver warehouses and facilities

Walls, block and tilt-up concrete

Interior and exterior walls (concrete block, tilt-up panels, drywall and metal siding) cleaned, patched and coated with durable, washable finishes that hold up to wear and repeated cleaning.

Structural steel and columns

Beams, columns, joists and protective bollards prepped and recoated for both appearance and corrosion protection. Safety-yellow columns and guarding repainted so they stay visible.

Ceilings, deck and high-bay areas

Open-deck ceilings, exposed structure and high-bay walls sprayed with the right equipment and access. Where needed we use dry-fall coatings so overspray dries before it lands.

Safety line and floor markings

Faded aisle lines, walkways, hazard striping and zone markings re-laid crisp and clear, an important part of keeping a facility safe and organized.

Mezzanines, railings and doors

Mezzanine steel, handrails, dock doors, frames and man-doors refinished to match your facility's colour standards.

Exterior and dock areas

Building exteriors, loading docks, bollards and entryways repainted to keep the outside of your facility looking maintained and professional.

Block, poured concrete and metal siding don't take coating the same way

Concrete block is more porous than smooth, poured concrete, and it takes a coating differently as a result. A block wall often needs a block filler or a heavier first coat to fill the surface voids before a finish coat can go on evenly, while poured concrete and metal siding need less of that step but more attention to surface prep for adhesion.

Scheduling around downtime

The core trade-off on any facility repaint is coordinating with operations, and it generally comes down to one of two approaches: after-hours or weekend windows, where the coating has enough time to cure before traffic returns, or a phased approach that works one zone at a time while the rest of the facility keeps running. Both affect the schedule and the price differently, and it's a fair thing to work through with a contractor before a project gets locked in, rather than finding out mid-job that the cure time doesn't fit the shift schedule.

Questions worth asking before scheduling a facility coating project

  • How is the surface tested for grease, laitance or old failing coating before a bid is finalized?
  • Will the work be scheduled after-hours, on weekends, or phased zone by zone?
  • What cure time is needed before an area goes back into service?
  • Is dry-fall coating or containment part of the plan for any overhead spraying?
  • Are safety line and floor markings included in the scope, or priced separately?

What a facility scope usually covers

A facility coating scope can run from a single wall or a line-striping refresh up to a full interior repaint of a high-bay space, touching concrete block, tilt-up and poured concrete, drywall, metal siding, structural steel, columns, bollards, ceiling deck, mezzanines, railings and dock doors. Getting the surface list right at the quote stage avoids discovering an extra substrate once work is underway.

For Metro Vancouver townhome and condo complexes, see our strata painting page, and house and small-building exteriors are on our exterior painting page. Rooms inside a house are covered by residential interior painting.
