Heritage and character home restoration in Delta and Metro Vancouver
Heritage homes often carry older materials, historic trim profiles, layers of decades-old coatings and fine architectural details, and rushed prep or the wrong approach can permanently damage original features that can't be replaced.
From the character homes of Ladner Village and older Tsawwassen and Delta neighbourhoods to century and mid-century houses across Vancouver, Burnaby and New Westminster, Metro Vancouver is full of homes with real history. Our heritage restoration service preserves that character while improving the finish.
What does Health Canada say about lead paint in older homes?
Health Canada's guidance is direct about this: homes built before 1960 probably contain lead-based paint, and homes built between 1960 and 1990 may have it on the exterior, with the interior sometimes containing smaller amounts that can still be harmful to young children. Homes built after 1990 generally should not have lead-based paint.
The guidance is also clear about what not to do to a suspected lead surface: don't sand it, don't use a heat gun on it, and don't use a blowlamp, since all three release lead into the air. Where a lead surface has to be worked around rather than disturbed, isolating the area with plastic sheeting over doorways and vents is the recommended precaution (Health Canada, lead-based paint).

Does your older Delta home need restoration, not just a repaint?
Rotted trim, split wood, failed caulking, layers of decades-old coatings and fine hairline cracks in lath and plaster walls are signs an older home needs repair before it's refinished. On a home built before 1990, lead-based paint may sit under the later layers, so we follow lead-safe work practices before disturbing existing paint.

We take the time to assess layered coatings, fragile trim and original wood, and work in a way that protects the details.
Preserving original detail
We prep and coat dentil trim, corbels, gable brackets, mouldings and profile work carefully to keep their crispness.
Lead-safe practices
Many older Metro Vancouver homes have lead-based coatings under later layers. Where that's a factor, we follow lead-safe procedures before disturbing existing paint.
Exterior and interior heritage work
Siding, trim, fascia, porches and railings outside; plaster walls, wood trim, doors and mouldings inside, all restored with the same care.
What does restoration cover beyond a repaint?
Repair before finish
Rotted trim, split wood and failed caulking are repaired before any finish goes on.
The right products
We select primers and coatings suited to older substrates and the details being preserved, since adhesion and flexibility matter on aged wood.
Colour that suits the home
We help choose colours that suit the home's era and character while achieving the refreshed look you want.
You stay informed
We explain what we're doing and why as the work progresses.
How is old plaster patched?
Lath and plaster walls develop fine hairline cracks over the decades as the house settles, which is normal in an old building. Patching them properly usually calls for a bonding agent so new material adheres to the old, and mesh reinforcement on wider cracks, or the crack comes back through the next coat of paint.
Can damaged heritage trim be matched?
Off-the-shelf mouldings rarely match a profile milled decades ago, so trim damaged beyond repair sometimes needs a custom-run piece to match the original shape. Ask before any trim comes off whether the plan is to match the existing profile or substitute something similar.
Heritage homes in Ladner
Ladner, one of Delta's three communities, is described on Wikipedia as "a 19th-century fishing village in northwest Delta."
Questions worth asking before restoring a character home
Has lead paint been considered on a pre-1990 home, and what precautions are planned if it's found?
Is damaged trim being matched to the original profile, or replaced with something similar?
How will cracked plaster be patched (bonding agent, mesh), and what happens to the timeline if hidden damage turns up once work starts?
If your Delta or Metro Vancouver character home also has exterior wood that needs attention before it's restored, see our wood rot & fascia repair page. For a repaint without restoration work, see exterior painting.
