Paint problems we see in Ladner
- Damp from the Fraser River delta, most of all in crawl spaces, basements and north-facing rooms, where paint peels and grows mildew without a moisture-resistant primer.
- Old paint layers, peeling wood and gaps in caulking around windows and trim on heritage homes with cedar siding.
- Lath-and-plaster walls in the 1930s houses around Ladner Village, where a patch of ordinary drywall compound can telegraph through the paint within a year.
- Rain from October through April and marine air on waterfront homes along the slough and the Fraser, so exterior coats are booked into dry windows.
- Lead paint in Ladner's older homes: Health Canada says a house built before 1960 probably has it, and homes from 1960 to 1990 may too.
What to ask for in a Ladner painting quote
Before you sign anything, ask what surface prep is included: scraping, sanding, patching nail holes, and caulking gaps around trim and windows. And find out what happens if it rains partway through an exterior job, since a coating applied to a damp surface won't cure properly and may need to be redone.
Primer and recoat questions
Ask whether bare wood, drywall patches, or repaired spots get a separate coat of primer before the topcoat, since skipping that step is a known way for patched areas to end up with a slightly different sheen later. A second coat applied before the first has properly set can make an otherwise good paint job fail early.
Choosing paint sheen for different rooms
Flat and matte finishes hide wall imperfections well but are harder to wipe clean, which is why they're most often used on ceilings and low-traffic rooms. Semi-gloss and gloss are the most washable, so they usually go on trim, doors, and cabinets, the surfaces that get touched the most. For a room-by-room breakdown, read our Ladner guide to interior paint finishes.
Drywall problems worth flagging before you paint
With water staining, ask for the source to be checked before anyone repaints over it, since paint alone won't fix a leak that's still active. Water-damaged drywall gets repaired once the source of the moisture is fixed, as on our drywall repair page.
Our warranty, in plain terms
Every job comes with a 1, 2 or 3-year workmanship warranty, and the length depends on the service and scope, as stated on your estimate. It covers failures that trace back to our workmanship: peeling, blistering, or adhesion loss caused by improper prep or application, failed drywall tape or patches, caulking failure, or carpentry we installed coming loose.
It doesn't cover normal wear and fading, moisture intrusion from the building envelope, settlement, pre-existing coatings, rot, mold or mildew, abuse, weather events, or work done by someone else. If something in the approved scope on your Ladner job needs attention, call us before anyone else touches the area, so we can assess and correct it under warranty.
We also do a final walkthrough on every job, and any workmanship deficiency found in the approved scope gets fixed before we consider the job complete.
