Minor wood rot repair in Tsawwassen, Ladner and Delta

Fascia boards, window sills, soffits, corner trim and the peaks of your roofline are usually the first places rot shows up, and left alone, a small soft spot turns into a bigger, more expensive problem. We repair minor exterior wood damage across Tsawwassen, Ladner and Delta.

As painters, we run into rotten and damaged wood constantly when prepping homes, so we handle the repair as part of the job: we replace or rebuild rotten fascia, fix weathered window sills, patch soffit and corner boards, and reseal the peaks and joints where water gets in.

Every repair is primed and painted to blend in. It pairs naturally with our exterior painting service, and every job starts with a free on-site look from one of the two partners and an honest written quote, with no obligation.

Why hire painters for wood rot repair in Delta?

Repair + paint, one crew

We fix the wood and finish it in one visit, so there's no waiting on a separate carpenter before your painters can start.

We catch it during prep

As painters, we spot rot and soft wood early and fix it right, so it doesn't come back through a fresh coat.

Built for coastal BC weather

Proper sealing and priming keep moisture out of the repair through the Lower Mainland's wet winters.

Fully insured and WorkSafe BC

Your home and our crew are protected on every job. 5-star rated with verifiable Google reviews.

How is wood rot found before it spreads?

The standard check is probing suspect wood with an awl or screwdriver at fascia edges, board ends, corner and peak joints, window sills, under drip edges, behind gutters and anywhere caulking has cracked, and if the tip sinks in without resistance, that section is compromised.

Signs of wood rot on a Delta house

  • Paint that's bubbling, cracking in a grid pattern, or peeling in sheets along fascia or trim
  • A soft or spongy feel when you press on a windowsill, corner board, or fascia edge, or discoloured or darkened wood, especially near joints and corners
  • Gaps opening up where caulking has shrunk or pulled away from a seam, and gutters that overflow, sag, or drip onto the fascia below instead of into the downspout

How a wood rot repair runs in Delta

1

Probe and assess

We probe suspect wood at fascia edges, board ends, joints, sills and behind gutters to find how far the rot runs.

2

Find the water source

Gutters, flashing, caulking and downspouts get checked so the cause is dealt with along with the wood.

3

Fill or replace

Shallow damage is dug out and rebuilt with epoxy filler or consolidant, and deeper rot is cut out and spliced, or the board replaced.

4

Prime every side

New and repaired wood is primed on every surface, including cut ends and hidden sides.

5

Seal and paint

Peaks and joints are resealed, and the repair is primed and painted to match the rest of your trim.

6

Final walkthrough

We walk the finished work with you before the job is done.

Should rotten wood be filled or replaced?

A small area of soft wood near the surface, with sound wood underneath, can usually be dug out and rebuilt with an epoxy wood filler or a two-part consolidant, then sanded and shaped to match the original profile. Once rot has worked through more of a board's thickness or travelled along the grain, filling is only a short-term fix, and the damaged length gets cut out and spliced, or the board replaced; your written estimate says which.

Why prime every side of repaired wood?

We prime new or repaired wood on every surface before it goes back on the house, including the ends and back that won't show, because end grain pulls in moisture far faster than the flat face and an unprimed cut end is often where the next round of rot starts.

Why does the water source have to be fixed first?

Clogged or sagging gutters, missing flashing, failed caulking at a joint, or a downspout dumping water against a corner are the usual reasons fascia rots. If the water source isn't fixed, the new wood usually rots again.

What does the wood repair warranty cover?

Every job gets a final walkthrough, and if anything in the approved scope doesn't hold up to our own standard, we fix it as part of our satisfaction guarantee. Beyond that, our workmanship warranty runs one, two, or three years depending on the service and scope, and it's spelled out on your written estimate.

It covers failures caused by our own workmanship, things like peeling, blistering, or adhesion loss from improper prep or application. It does not cover new rot or moisture intrusion that shows up after the fact, normal wear and fading, building-envelope problems, or damage from something else entirely, like a gutter that fails two years later and lets water back in.

If you ever see a problem in an area we repaired, call us before anyone else touches it; see our warranty page for the full terms.

Rot and coastal weather in Tsawwassen

Tsawwassen has the Strait of Georgia on one side and Boundary Bay on the other, and steady sea air plus driving rain is enough to start rot on exterior wood that hasn't been checked in a while.

Wood repair and exterior painting go together on most jobs, and if it's brick you're dealing with instead of wood, our brick staining service covers that separately. Inside the house, walls, ceilings and trim are on our interior painting page.
