Scope of Work
The homeowners in Tsawwassen Springs had lived with the same builder-grade paint for over a decade. The walls were scuffed, the ceilings had staining near the bathrooms, and the trim was chipped and yellowed. They wanted a fresh, cohesive palette — warm greige walls, crisp white ceilings, and bright semi-gloss trim that would work across the entire home.
We completed a full interior repaint of their 4-bedroom home, covering every painted surface:
- All walls in every room — two coats Benjamin Moore Aura in selected warm greige tones
- All ceilings — two coats BM Chantilly Lace (OC-17) flat ceiling white
- All interior doors — both sides, two coats Aura semi-gloss
- All door and window casings, baseboard trim — semi-gloss white
- Custom accent wall in the living room — deep navy feature colour
- Stain-blocking primer on all ceiling water stains prior to topcoat
- Filling of all nail holes, dents, and minor drywall dings throughout
- Caulking of all trim-to-wall gaps for a clean, professional finish
Benjamin Moore Aura is our go-to for premium interior work. Its Color Lock technology means the colour doesn't fade or shift over time — what you see on the colour chip is what stays on your wall for years. The low-VOC formula meant the family could be back in their home quickly with no lingering paint odour.
Our Process
Furniture Protection & Prep
All furniture moved to the centre of each room and covered with drop cloths. Floors protected with canvas drop cloths throughout. All outlet covers and switch plates removed. Nail holes, dings, and cracks filled with lightweight compound and sanded smooth once dry.
Ceilings First
Working top-down is the only correct approach for interior work. We started with all ceilings — cut-in at the ceiling-wall junction, then rolled the field. Water-stained areas received a coat of Zinsser Bulls Eye primer first to lock in the stain and prevent bleed-through. Two coats Chantilly Lace ceiling white on all ceilings.
Walls by Room
Walls painted room by room, cutting in at ceiling and trim lines first, then rolling the field. Two coats of Aura applied. The accent wall in the living room received three coats of the deep navy colour to achieve full, even coverage over the existing lighter colour.
Trim, Doors & Casings
All trim caulked to walls before painting for crisp lines. Baseboard, door casings, and window casings cut in and brushed with semi-gloss Aura. All interior doors removed from hinges, painted flat (both sides and edges) for an even, drip-free finish, and re-hung once dry.
Final Detail & Cleanup
All masking and protection removed. Outlet covers and switch plates reinstalled. Furniture moved back. Full walk-through with the homeowners — every room inspected in natural light and artificial light. Touch-ups completed on the spot before sign-off.
