Scope of Work

This deck staining project in Tsawwassen, BC involved a complete strip-and-restain — not just a surface coat over old product. The existing stain had worn unevenly and was no longer protecting the wood effectively. Applying new stain over old failing product is one of the most common deck mistakes — it traps moisture, peels faster, and looks patchy. We stripped everything first.

The full process across 4 days:

The result is a deck that looks completely transformed — rich warm brown tones, enhanced grain, and a finish that protects from the inside out. For Tsawwassen and Ladner homeowners, where coastal weather accelerates wood deterioration, this kind of thorough prep is what makes the difference between a finish that lasts 2 years and one that lasts 5–7.

Our Process

1

Area Prep

Deck fully cleared — furniture, planters, and fixtures removed. Surrounding surfaces (siding, landscaping, patio) protected before any chemical products applied. Proper prep prevents damage and keeps the job clean.

2

Chemical Stain Stripping

Deck stain stripper applied across all boards. The chemical breaks down the old stain at a molecular level — lifting product out of the wood fibres rather than just sanding the surface. This is the correct way to remove existing stain before a full restain, especially in Tsawwassen's humid coastal climate where old product traps moisture.

3

Sanding

Boards sanded to remove raised grain, residual product, and rough spots. 60-grit on problem areas, finer on smooth boards. Sanding opens the wood grain for better stain absorption and removes any splinter hazards. Dust cleared thoroughly before moving to the next step.

4

Proper Dry Time

Full dry time allowed before staining — this step is non-negotiable. Staining damp or wet wood is one of the most common causes of early deck finish failure. In coastal Tsawwassen, we account for humidity and confirm moisture content is within product spec before proceeding.

5

First Coat Stain

First coat applied by brush and pad applicator, worked into the grain in the direction of the boards. Knots and checked areas given extra attention. Any excess wiped to prevent pooling. Allow proper re-coat window before second coat.

6

Second Coat & Final Inspection

Second coat applied — the wood absorbs less on the second pass as the fibres are already saturated, building up an even, rich surface colour. Final inspection covers all boards, edges, steps, and posts. Job complete once every surface is uniform and fully covered.
